FULL SERVICE FROM BOuND CONTACT TO CLOSE

  • Send new contract emails to lender, title & co-op agent with relevant documents.

  • Send introduction & what’s next email to client with preferred vendors and deadlines for performance. (include MoveEasy if applicable.)

  • CC agent on all correspondence.

  • Send scheduled apts & text reminders to agent on deadlines.

  • Schedule inspections if needed per client direction & inform all parties needed.

  • Review all documents for compliance, missing docs/signatures or information & have corrected.

  • Confirm Ernest money received and send copy to co-op if applicable.

  • Create, upload, label and maintain closing file for brokerage compliance system. (SIP, & skyslope)

  • Write up all proceeding TAR forms related to closing per agent direction & send for signatures.

  • Weekly check-in on closing process and make sure contract deadlines are met. (clean title, loan app, exc)

  • Order home warranty if applicable.

  • Follow up to ensure any repairs per amendment are complete if applicable.

  • If termite letter is needed, acquire and send to title.

  • Acquire Utilities info and distribute to needed parties.

  • Acquire and send HOA/Restrictions if needed.

  • Ensure appraisal is ordered and track progress.

  • Schedule/coordinate final walkthrough with parties & provide appropriate TAR forms.

  • Schedule closing & inform parties.

  • Request & review ALTA statement for accuracy.

  • Send thank you email with review request to client.

  • Update CRM upon close.

  • Optional – Create “Just Sold” postcard for neighborhood. (addtl. fee for print and delivery.)

  • Provide Agent branded under contract & just closed social media assets to post.*

CASH DEAL/NO CONTENGENCY CLOSE

LISTING/PRE-LISTING FILE

  • Write listing contract and send for signature per agent direction & review.

  • Send introduction and thank you email with copies of listing documents to seller.

  • Send photography tips and showing tip sheet to seller.

  • CC agent on all correspondence.

  • Will craft professional MLS description per agent direction if requested.

  • Review all documents for compliance, missing docs/signatures or information.

  • Complete Brokerage listing forms & send to brokerage as directed.

  • Create, upload, label and maintain closing file for brokerage compliance system. (SIP, & skyslope)

  • Schedule photography/video exc per Agent direction.
  • Order listing warranty if applicable.

  • Request Septic form.

  • Acquire Utilities info.

  • Acquire HOA/Restrictions if needed.

  • Send Just listed link to Seller.

  • Send Just listed E-Blast to Knoxville Realtors.

  • Send performance metrics to seller as directed by agent.

  • Optional – Create “Just Listed” postcard for neighborhood. (addtl. fee for print and delivery.)

  • Provide Agent branded Just Listed social media assets to post.*
Add on option ($25 flat fee. Not contingent on acceptance binding, or closing): Purchase and sale & all supporting documents written and sent per agent instructions and review.
 
When a deal falls apart, there is no charge to you for services rendered on the first fall through each calendar year.  If you want the notification, mutual release & EM release paperwork completed then a $50 fee will be charged. Subsequent fall throughs are charged $50.  
 
If your transaction is a dual transaction where you have both sides whether you are facilitating, unrepresented, or FSBO there and there are 2 sides of the compliance department, there is a $50 additional fee added to the above pricing.
 
Payment is due within 7 days of closing. Any payment made after 14 days will incur a $35 late fee. If payment is late, no new files will be started until payment is made in full.
 
All files received before 2 pm Weekdays will be started same day. I will try to accommodate same day files after 2 pm, but cannot guarantee same day, those files will be started within 24 hrs. Please note I work limited hours nights and weekends. Normal business hours are M-F 9am-5pm.
 
*If Agent is subscribed to a monthly social media package, we will post these assets to their social media.
 
Agent’s responsibility is to handle all negotiations and send full & completed contract documents when submitting a new contract. Agent is also responsible for reviewing any forms completed by Knoxville Transaction Coordinator for accuracy.
